Development opportunity
We are actively seeking partners for the development of a central site in the heart of the Ouseburn Valley that the Trust already owns, which will accommodate six units and land to the rear. If you’re wondering what kind of development could fit the site, and would like an indication of likely costs we are holding an event on January 14th 2012 that will enable you to find out more.  This is a Brownfield site with a number of inevitable limitations, so we have been working hard to smooth out the development process to make success become as easy as possible.  We have produced guidance material and a framework that will steer people through the process so please come and look around the site, discuss your ideas with the Trust and industry experts, meet like minded people or even sign up for a plot. Â
Â
Possible projects that excite us would include
 ·    Self-build co-operatives
·    Community Land Trusts
·    The development of live-work or mixed-use spaces

The Ouseburn Trust and urban regeneration
We exist because we are passionate about the regeneration of the Ouseburn Valley, and we are determined that it should happen in a way that truly benefits the people who want to work and live here. It’s a broad remit, but we’re particularly interested in creating more workspace, enabling small developers to buy land or self build on reasonable terms or rent at affordable rates.Â
Â
Individual, co-operative and commercial developers
We’re clear that social benefit and environmental awareness carry as much weight as any bottom line. We’d like to encourage development companies and funders who share this ethos to contact us. Equally, if you’re an individual who is only able to take on the development of one unit, why not come and talk to us about how we can connect you with other like-minded people to take a co-operative approach to the development of this site? We’d love to hear from any person, group or organisation that has fresh, socially aware ideas about how this site could be put to best use for our community.Â
Â
Tenants
It could be that a live-work development is somewhere you would like to live, but you’re not keen on being involved in the initial stages. We don’t expect that everyone who might want to relocate to the Ouseburn will automatically want to play a part in the development process – but expressions of interest from you as a potential tenant now will help us when it comes to finding the right builders and developers to work with us to create your home. We’re thinking through the possibilities a tenants’ co-operative might offer future residents, so if you do get in touch, we’d love to tell you more about it and hear your thoughts on the matter.
Even if you’re only looking to live here but don’t need an integrated workspace, that’s fine too, we’d still like to meet future Ouseburners of all kinds!

What happens next
Come along to this event or you can visit the Trust’s website www.ouseburntrust.org.uk or http://liveworkplaybuild-ouseburn.blogspot.com/ to find out more or share your thoughts.  Our role is to help you work up your ideas and keep talking to anyone who wants to put forward a firm proposal.
